Financing an apartment in Tunisia from France: rates 7-9%, down payments 20-30%, banks lending to non-residents. Documents, guarantees, and pitfalls of the Tunisian mortgage market. 🏦 Which banks lend to Tunisians living in France? BIAT, Attijari Bank, Amen Bank, and BH finance non-residents under conditions: down payment 20-30%, justified income in France (3 latest payslips + tax notice), and often a guarantee deposit. Fixed rates for 2026: 7-9% over 15-20 years (against ~3.5% in France). That's steep, but prices per square meter (1,500-3,500 DT in Tunis) compensate: a monthly payment of 800 DT finances a new F3 at Berges du Lac. 📄 The documents that pass every time Passport + consular card, permanent contract + 3 payslips, 2 latest French tax notices, 6-month bank statements, Tunisian sales contract, down payment on blocked account. Banks also require life and disability insurance (~0.3%/year of capital). Shop around with at least three banks: file fees (0.5-1%), prepayment penalties, and rates are negotiable, especially with a 30%+ down payment. ⚠️ Currencies and exchange: the critical point Borrow in dinars if your future income is in dinars (rent), in euros via a French partner bank if you repay from France: this avoids the EUR/TND exchange rate risk over 20 years. Watch the exchange rate: a strong euro increases your dinar monthly payments. Some opt for a bridging loan until they sell a property in France. Simulate the three scenarios before signing. ✅ Buying smart from abroad Mandate a relative or real estate agent (3-5% of the price) to visit on your behalf via video. Check the land title (land registry): 30% of disputes come from unresolved family indivisions. Always go to a Tunisian notary (fees ~6-7%: registration + fees).
